Buying the property in Portugal—title, IMT, stamp duty, and closing—is executed without tying the deed to any residence permit.

Institutional route

Regulated fund · residency

Residency through regulated real estate exposure—not a deed to a residence.

Optional residency pathway: CMVM-regulated eligible fund subscription (typically ≥ €500,000), sequenced after NIF and banking readiness, then AIMA filing—never bundled as “buy property, get visa.”

You may pursue one path, both in parallel, or neither—each is assessed on its own merits with counsel.

Recommended sequence

1. Define brief: budget, hold period, and whether a residency pathway is in scope (mobility vs. property-only).
2. The property: NIF, Portuguese bank account, property search, diligence, CPCV, and deed.
3. Residency pathway (optional, parallel): eligible fund subscription and AIMA residence process—structured only with Portuguese immigration and fund counsel.

Destination context

Buying property in Portugal does not grant residency. Residential property has been excluded from the Golden Visa investment routes since October 2023.

Origin tax overlay

US worldwide taxation and FATCA reporting do not disappear with Portuguese residency. A residency pathway may change where you are tax-resident, but US persons generally remain US tax persons until they formally exit US tax residency—model both the property and the residency pathway with US and Portuguese counsel.
